Sentio Multifamily Community

Sentio is a luxury multifamily apartment community located in the North Valley in Phoenix. Sitting on 12 acres, the community has 325 units, designed into six three-story wood-framed buildings, as well as a community clubhouse. This luxury housing design in Phoenix offers tenants easy and safe access to existing and future-planned amenities in the neighborhood.

A new kind of mixed-use community

A new trend in mixed-use development is that real estate developers are choosing to partner with commercial developers to plan mixed-use communities to be built in stages. Sentio is a shining example of this new kind of mixed-use community.

The Happy Valley neighborhood is a fast-growing part of Phoenix. Real Estate developer Hines chose a location for the Sentio community with proximity to a large manufacturer, school, and grocery store. More commercial real estate is planned for lots adjacent to Sentio, increasing access to amenities and recreation for residents.

Designing a sustainable and vibrant community

Sentio is a LEED Certified Silver project, which means that the design of the community meets and exceeds current sustainable design standards.

The entire site is designed with a low maintenance, low water landscape that includes native, semi-native, and drought tolerant plants. This greatly reduces the water consumption of the community.

While the site itself is long and narrow, the six buildings are thoughtfully designed to separate vehicular and pedestrian traffic. The rich landscaped and hardscaped spaces that run between the buildings create an enjoyable outdoor environment. Spaces include open and covered walking, sitting and gathering areas, a large pool and spa, children’s play area, and a dog park.

Outdoor resident spaces provide easy and safe pedestrian access to the adjacent retail center and outdoor recreational amenities.

Architecture and Interior Design — a creative collaboration

For the interior design of Sentio’s clubhouse and housing units, we collaborated with Houston-based Interior Design group, Carnegis.

We worked in parallel with Carnegis Group from the very beginning of the design process, creating sketches together to conceptualize the various spaces.

While we usually collaborate with our in-house Interior Design studio, the multifamily studio welcomed the creative collaboration with an external team for this luxury housing design in Phoenix. Carnegis took inspiration from our design of the structure of the clubhouse when designing the interior space.

Live, work, and play: housing for a manufacturing plant

The COVID-19 pandemic started during the construction of Sentio. As a result, construction timelines were delayed due to supply chain issues.

Despite the construction hiccups, Sentio was immediately leased at full capacity upon completion. A nearby manufacturing plant identified Sentio as the perfect community to house their workforce.

Thanks to intentional development and pedestrian-oriented design, Sentio is now a truly live-work-play community.
