Nuevo Atrisco Multifamily Community

The Nuevo Atrisco multifamily community brings together much-needed affordable and market-rate housing with commercial and recreation spaces along two major transportation corridors in Albuquerque, New Mexico. This 112,461sf market rate and affordable housing design/bid/build project involved the collaboration of multiple Dekker studios – including multifamily architecture, interior design, landscape and planning, and structural engineering – to bring to life the developer's unique vision of a mixed-income, mixed-use community.

Nuevo Atrisco is an 88 unit, new construction mixed income rental community consisting of 1, 2, and 3 bedroom apartment homes. The community sits at the corner of Unser Boulevard and Central Avenue – two of Albuquerque’s most utilized transportation corridors.

The West Route 66 Sector Development Plan, amended in 2009, identifies this corner as a Community Activity Center – a zone serving retail, commercial and or publicly provided services and institutions, multifamily residences and live/work spaces in a pedestrian-oriented format.

Since its designation as a Community Activity Center, the Central and Unser corner has become home to the West Side terminus of the Albuquerque Rapid Transit (ART) Line, as well as home to the Patrick J. Baca Library.

The Nuevo Atrisco development was made possible with the partnership of nonprofit residential developer YES Housing, Inc and commercial developer Maestas Development Group.

An affordable housing design for rich living

Like many cities in America, Albuquerque has a significant need for more affordable housing.

The majority of units (68) at Nuevo Atrisco are low income housing units, while 12 units are market rate. The majority of units are either 2 or 3 bedrooms and designed for families with children. This larger unit size was identified as highly desirable in the 2017 update to the ABQ/Bernalillo County Comprehensive Plan.

In addition to the multi-bedroom units, there are 8 one bedroom live/work units along the ground floor fronting Unser Boulevard.

Outdoor community amenities include a play space for children, community garden, and dog park. Adding to the outdoor space is an almost 10,000sf rooftop deck area for resident events and outdoor living opportunities. Indoor amenities include management/maintenance and service coordination office space, laundry rooms, a community room with a kitchen for resident use and provision of “healthy living” cooking classes, as well as a computer room and multipurpose room for resident events and social service classes.

In designing Nuevo Atrisco, it was important to provide a living experience enriched with amenities, while aligning with a low income housing budget. Tapping into Dekker's in-house interior design, landscape design, and structural engineering studios made it possible to keep the cost of designing these community spaces low.

As part of a mixed-use development, Nuevo Atrisco is a unique, unprecedented, collection of restaurants, shopping, entertainment, community space and housing.
